What we are building

A casino resort designed around daylight, water and time well spent

Most gaming floors are built to make you forget the hour. Superiuusi is built to remind you of it. Clerestory glass runs the full length of the main floor, the sea is visible from every table, and the clocks are real.

Superiuusi occupies the former grain terminal and customs quay at Kaskiranta, a fifteen-minute drive east of central Helsinki on the edge of the archipelago. When the doors open on 14 May 2027, the property will hold a gaming floor of 9,400 square metres, six restaurants, two bars, a 1,600-seat theatre, a spa fed by seawater, 420 suites and residences, and a public promenade that anyone may walk without ever entering the gaming areas at all.

The brief we gave our architects was unusual for the industry. We asked for a casino resort that a family could enjoy for three days without a single member ever placing a bet, and that a serious player could enjoy for three days without ever feeling crowded. Everything below follows from those two sentences: the separation of circulation routes, the daylight, the number of restaurants relative to the number of tables, and the decision to put the theatre and the spa on the water side rather than burying them in the basement.

1908 to 2027

The quay had a life before us

Kaskiranta was built in 1908 as a grain and salt terminal serving the eastern Gulf of Finland. The main hall — the one that now holds the gaming floor — was a storage shed with a clear span of ninety metres and a roof carried on riveted steel trusses. Those trusses survive. They have been cleaned, strengthened and left visible, painted the same pale grey-green as the sea on an overcast morning, and they are the single most striking thing in the room.

The terminal closed to commercial shipping in 1994. For two decades the buildings were used for film shoots, a summer flea market, an occasional rave and, for one memorable winter, a temporary ice rink in the customs shed. The city put the parcel out to competitive tender in 2019 with an unusual set of conditions attached: the shoreline had to stay public, the 1908 hall could not be demolished, and any successful bidder had to fund the restoration of the 1931 harbourmaster's tower.

Our proposal was selected in December 2021. Ground was broken in September 2022 after eighteen months of soil remediation — a century of grain dust, coal and marine diesel had to be dealt with before anything could be built. Roughly 41,000 tonnes of contaminated fill were removed and treated, and the new quay wall was poured in 2023.

The gaming licence was granted in March 2024 under the reformed Finnish framework that opened licensed land-based operations to private operators for the first time, subject to strict player-protection conditions. Those conditions are not a burden we grumble about; several of them were in our tender before they were in the law. Mandatory identification at entry, a national self-exclusion register, and a hard ban on gaming credit are all things we designed for from the start.

Construction topped out in November 2025. Interior fit-out began in early 2026 and continues now. Dealer recruitment opened in January 2026 and our first cohort of eighty-four croupiers is midway through a nine-month training programme run in partnership with a Baltic hospitality school — thirty-one weeks on procedure, chip handling, game protection, customer care and, importantly, on recognising and responding to signs of gambling harm.

The harbourmaster's tower reopens as a public viewing platform and café in the same week the casino resort opens. It costs nothing to visit. That was the deal we made with the city, and we intend to keep it well past the ribbon-cutting.

The main floor

148 live tables under a ninety-metre roof

The floor is arranged as four connected rooms rather than one hall, so that a busy Saturday never feels like a crush and a quiet Tuesday never feels empty.

Roulette

Thirty-two roulette tables, all single zero. We will not operate double-zero wheels on the main floor at any point, at any limit; the house edge on a French wheel is 2.70 per cent and we would rather compete on rooms and service than on a second green pocket. Twelve tables run la partage, returning half of an even-money stake when the ball lands on zero, which brings the edge on those bets down to 1.35 per cent.

Six wheels are automated multi-terminal setups for players who prefer to sit with a screen and a coffee rather than stand at a rail. Two are dedicated Sic Bo and Big Six positions during peak hours.

Blackjack

Forty-one blackjack tables across three rule sets. Our core game is six decks, dealer stands on soft seventeen, double after split permitted, resplit to four hands, surrender available late — a house edge of roughly 0.34 per cent against a player using basic strategy correctly. Nine tables run a double-deck game with slightly tighter doubling rules. Four high-limit tables in the salons deal a hand-shuffled shoe with the dealer standing on all seventeens.

Every blackjack table pays three to two on a natural. Six-to-five blackjack will not be dealt anywhere in the building. That is a permanent commitment, printed on the felt.

Baccarat and punto banco

Twenty-six tables, including eight full-size squeeze tables in the East Room where the shoe passes around the players in the traditional way. Commission on winning banker bets is five per cent on standard tables; four no-commission tables use the alternative payout schedule. Roadmaps — big road, bead plate, big eye boy — are displayed at every seat, because half the pleasure of the game for many players is the pattern-watching, whatever the mathematics say about it.

Poker

The dedicated poker room holds twenty-two tables behind glass on the north side, with its own bar, cash desk and quiet room. Daily cash games run no-limit hold'em and pot-limit Omaha from midday until the last player leaves. The rake is capped and posted at every table, and there is no rake at all on hands that end pre-flop.

Craps, carnival and specialty

Four craps tables — a rarity this far north — plus twenty-three tables of Casino Hold'em, Ultimate Texas Hold'em, three-card poker, Caribbean stud and pai gow poker. Two of the craps tables run a reduced-minimum learners' game every afternoon with a dealer whose entire job is to explain the layout to newcomers.

Limits are reviewed monthly and may be raised or lowered by the floor manager on the day. Maximum payouts per hand or spin are governed by the house rules published in full at the cash desk and in the Terms of Use.

Machines

1,900 slots, and every return-to-player figure on the glass

The slot halls run along the landward side of the building on two levels, connected by an open stair. Denominations start at one cent and run to €100 a spin. There are 1,900 positions in total: 1,540 video slots, 210 electronic table positions linked to live dealers, ninety-four classic three-reel mechanical-style cabinets and fifty-six video poker machines.

Here is the part that matters and that most operators bury. Every machine in this casino resort displays its theoretical return to player on a permanent label at eye level, next to the denomination. Not in a menu four taps deep — on the glass. Our floor-wide average RTP at opening will be 94.6 per cent, and no machine on the property will be configured below 91 per cent.

What you will find

  • Linked progressives. Four in-house jackpot networks seeded at €50,000, €150,000, €400,000 and €1,000,000, funded from a fixed contribution per spin that is disclosed on the paytable.
  • Video poker with published schedules. Nine-six Jacks or Better, Deuces Wild and Double Double Bonus, all with full paytables printed at the machine rather than only on screen.
  • Live-dealer terminals. 210 seats streaming from three studio tables on the main floor, so a player can join a €5 baccarat shoe without leaving a comfortable chair.
  • Quiet bank. Sixty machines in a low-noise zone with sound capped, no attract-mode audio, and softer lighting. It exists because we asked players what they wanted and this is what they said.

Every machine accepts a player card, and every card can carry a hard loss limit, a time limit and a scheduled break that the machine itself enforces. You set it; we cannot override it. Details are on the responsible gambling page.

Private play

Four salons, four temperaments

The salons sit on the third floor with their own lift, their own cash desk and their own kitchen pass. Access is by membership or by arrangement with the host team; there is no rope line and no theatre about it.

Salon Kaski

The largest of the four, with three tables and a long window facing west over the channel. Configured for baccarat and blackjack, with a table maximum of €250,000 by prior arrangement. Seats fourteen comfortably. A dining table for eight sits at the far end, served directly from the Nordic kitchen downstairs.

Salon Merikko

A two-table room built for groups who want to play the same game together: one roulette wheel, one blackjack table, and enough space around both for the people who came to watch. Popular with celebration bookings. The sound system is genuinely good, which is not something most gaming rooms can claim.

Salon Talvi

The quiet one. A single hand-shuffled blackjack table, a fireplace, four armchairs and no screens of any kind. Talvi is booked more often by solitary players than by groups, and the host team has standing instructions to leave the door closed and the interruptions to a minimum.

Salon Ranta

Poker only. A ten-handed table under a low pendant, with its own dealer rotation, its own bar and a terrace door that opens in summer. Private games are arranged through the poker room manager, and the house takes a time charge rather than a rake so that the pot is never touched.

How salon access works

There is no invitation-only mystique here and no secret list. Salon access is arranged in one of three ways: through the annual membership programme, through the host team with a confirmed front-money deposit, or as part of a suite booking at the Kaskiranta level and above. Front money is held in a segregated client account, is fully refundable at any time, and earns no interest for us or for you.

We do not extend credit for gaming. Not to members, not to suite guests, not to anyone. Every stake in this casino resort is funded from cleared money the player already has. If that makes us a less exciting destination for a particular kind of visitor, we have made our peace with it.

Six kitchens

Dining that would justify the trip on its own

Head chef Liisa Aaltonen has built the food programme around a simple rule: nothing arrives from more than 400 kilometres away unless there is no honest local alternative. The wine list ignores that rule entirely, and we are fine about it.

Kaskiranta — Nordic tasting room

Twenty-four seats, one sitting a night, five nights a week. A nine-course menu that changes with what the boats and the forest floor provide. An indicative autumn menu:

  • Cured Baltic herring, green apple, dill oil, rye crisp
  • Roasted Jerusalem artichoke, hazelnut, aged sheep's cheese
  • Pike-perch poached in butter, fermented gooseberry, sorrel
  • Cep and barley risotto, pine salt, egg yolk cured in birch sap
  • Archipelago crab, brown butter hollandaise, sea buckthorn
  • Reindeer fillet, juniper, celeriac, blackcurrant leaf
  • Lingonberry sorbet, buttermilk, toasted oat
  • Cloudberry, white chocolate, spruce shoot
  • Birch sap caramels and rye shortbread with coffee

€215 per person. Wine pairing €140, non-alcoholic pairing €70. Vegetarian menu available with equal billing on the same card, not as an afterthought.

Service plate — Kaskiranta tasting room

Merilinja

A brasserie for the whole property, open from 06:30 to 01:00 with no gap between services. Oysters from the cold counter, a proper steak frites, roast chicken for two, a bowl of salmon soup that costs €19 and could feed a stevedore. Booking is possible but rarely necessary.

Mains €22 – €58

Suola

Wood-fired seafood on the promenade level, with a terrace over the water from May to September. Whole turbot for the table, langoustines with garlic butter, and a Friday shellfish tower that has already become the thing people photograph. Twelve Nordic sparkling wines by the glass.

Mains €26 – €74

Kanto

A twenty-seat counter serving Japanese food to the poker room's schedule — which is to say, until very late. Nigiri, robata skewers, a short sake list and one of the better whisky selections in the country. You can eat here in twenty minutes or three hours.

Torni Café

In the restored 1931 harbourmaster's tower, open to the public with no gaming access required. Coffee, cardamom buns, open sandwiches and the best view of the channel from any chair in the city. Free to enter, seven days a week.

A dedicated kitchen pass on the third floor serving the private salons directly. A short menu built for eating while playing: small plates, one-handed food, nothing that needs a knife and fork and full attention. Available whenever the salons are open.

Aalto Bar

The room between the gaming floor and the theatre, with a fifty-cover bar, a small stage for a trio and a cocktail list built around Nordic botanicals. From 21:00 on Fridays and Saturdays the trio becomes a quartet and the room stops pretending it is quiet.

420 suites and residences, every one facing water

The hotel wing rises seven storeys along the old quay wall. There are no interior rooms and no courtyard views; the building is one room deep for exactly that reason. Ceilings are 2.9 metres, windows run floor to ceiling, and every room above the second floor has a balcony deep enough to sit on.

Every room has a sauna within thirty seconds' walk — either private, on the floor, or in the spa. This is Finland and we are not going to be strange about it.

The spa on the ground floor draws filtered seawater into three pools at different temperatures, alongside six saunas, a smoke sauna, a cold plunge cut into the quay and a treatment wing of fourteen rooms. Hotel guests have access included; day passes are sold to the public when capacity allows.

Stage and screen

A 1,600-seat theatre with a real fly tower

We could have built a ballroom with a stage at one end and called it entertainment. Instead the theatre is a proper receiving house: a 22-metre fly tower, an orchestra pit for sixty players, a variable proscenium and an acoustic that works unamplified. It sits on the water side of the building with its own street entrance, so a concert audience never has to walk through the gaming floor.

The opening season, announced in stages through 2026, is built on four strands:

  • Residencies. Two long-form productions a year, each running four to six weeks, of the scale that normally skips the Nordics entirely.
  • Concerts. Roughly ninety nights a year across jazz, classical, folk and contemporary, including a winter chamber series programmed with a Helsinki ensemble.
  • Comedy and spoken word. Thursday nights, in Finnish, Swedish and English on rotation.
  • Community use. Forty dates a year are held back at cost for local schools, choirs and dance companies. That was a condition of the site tender and it is one we would have offered anyway.

A second, smaller room — the Studio, 240 seats — sits beneath it for late sets, previews and club nights.

Membership and rewards

A programme that rewards visits, not losses

Most loyalty schemes in this industry pay you back a fraction of what you lost, which quietly makes losing the qualifying activity. Ours does not work that way.

Kaari

Free to join, from your first visit. Priority booking at all six restaurants, a complimentary spa entry each quarter, and no queue at the cloakroom. Points accrue on hotel, dining and spa spend only.

Kaari Plus

€480 a year. Everything above plus a guaranteed table booking within two hours' notice, theatre pre-sale access, valet parking and two suite upgrades a year subject to availability.

Salon membership

By application. Salon access, a dedicated host, private lift entry and priority on opening-week theatre dates. Requires an annual review conversation that covers affordability as well as service.

No tier in this programme is reached by gaming turnover, and no benefit is contingent on continuing to play. Members may downgrade or leave at any time with a single phone call, and any self-exclusion automatically and permanently closes the associated membership without penalty or argument.

Getting here

Fifteen minutes from the market square

Kaskiranta sits on the eastern shore, reachable by tram, ferry, taxi or, in summer, on foot along the coastal path. Helsinki-Vantaa airport is a forty-minute drive. Tallinn is two hours by fast ferry, Stockholm an overnight crossing, and Saint Petersburg is closer than most visitors assume.

  • TramLine 9 to Kaskiranta terminus, then a two-minute walk along the promenade.
  • FerrySeasonal service from the Market Square, twenty-two minutes, hourly from May to September.
  • Car620 underground spaces, 180 with chargers. Valet at the north entrance.
  • Bicycle340 covered racks and a repair stand. The coastal path runs to the door.

What to expect at the door

Entry to the gaming floor requires photo identification for everyone, every visit, regardless of apparent age. This is not a formality: identification is checked against the national self-exclusion register before entry is granted. Dress is smart-casual after 18:00 — no beachwear, no sports kit, and we would rather not have to mention it at the door.

When exactly does the casino resort open?

Doors open to the public on 14 May 2027. Hotel bookings open twelve months in advance; the opening list at the bottom of this page gets you the email the morning the calendar goes live.

Do I need to gamble to visit?

No. The promenade, the tower café, the theatre, the spa and four of the six restaurants are reachable without entering a gaming area, and each has its own street or promenade entrance.

What is the minimum age?

Eighteen, verified by photo identification at every entry to a gaming area. There are no exceptions, including for accompanied young people passing through.

Can I set limits on my own play in advance?

Yes, and we would encourage it. Loss, deposit, time and visit-frequency limits can all be set before you arrive and take effect the moment your card is issued. Limits can be tightened instantly and loosened only after a 72-hour cooling-off period.

Is there a dress code?

Smart-casual after 18:00 across the property. The salons ask for jacket or equivalent. Before 18:00 the only rule is common sense.

Do you offer credit or markers?

No. This casino resort does not extend gaming credit in any form. Front money may be deposited in advance and is refundable at any time.

Can I book the theatre without staying?

Yes. Theatre tickets are sold to the general public with a separate entrance and no gaming-area access required.

What currencies and payment methods will you accept?

Euros at the cash desk, with card and bank transfer accepted for hotel, dining and front-money deposits. Cash transactions above the statutory threshold trigger standard source-of-funds checks under Finnish and EU anti-money-laundering law.
